This website was designed for the expressed personal use by real estate clients of Heidi Johnson, or those who intend to have Heidi Johnson represent them when buying or selling a home. This website has an video/audio/text announcement button at the top of the home page which reinforces this policy. If you are not already a real estate client of Heidi Johnson , but intend to be in the future, for purposes of qualifying to use this site, all you have to do is send an email to Heidi@eprohomes.net, letting Heidil know you intend to work with her, and let her know if you are pre-approved for a loan or not. If not pre-approved for a loan, on the home page on the MORTGAGE button, click on the link that provides FREE Loan Pre-Approval, and this action shows your intent of working with the site owner as your agent. She has several different loan agents to choose from, but you need to do your own research and find the one best suits you. This is for information purposes only. While the site owner recognizes the features on this site are beneficial to anyone buying or selling real estate, those who use the site by misrepresenting their intent of being a client of the site owner, must first recognize they are registering (if you do) under fraudulent pretenses, and secondly, that maintenance of this site costs the site owner considerable time and money, and, it is the business derived from honest and loyal users that defray the costs incurred by the site owner. No other real estate agent is allowed to use this site as a service. This is for future and present customer and Heidi Johnson's use only. If you are an agent your are in violation and must stop immediately.  You are fair warned and could be found liable and taken to small business claims court/court or a law suit. TERMS OF REFERRALS AND GIVE AWAYS:

Heidi Johnson by Texas law is able to give a referral fee of up to $50.00 for each home/property/land/rental closed by her with that buyer or seller.  It is at her discretion to pay the fee.  Ther home must be registered BEFORE THE CONTRACT is taken on the home/property/rental(rental above $1000/month) or land. It is good for only ONE person per household. If there is any dispute Heidi Johnson has the right to NOT pay the fee now or in the future. If a friend/associate referred her to that customer, they are able to be paid the referral fee, as long as they also registered the client to that particular property and it closes with Heidi Johnson. If Heidi Johnson is offering a HOME WARRANTY, she also means to pay it only at the close of the sale (COE) with that person to the contracted property. If the deal falls through, she is under no obligation to pay now or in the near future.

If Heidi Johnson says she will rebate money in anyway it will be sent to you with in 2-4 weeks following receipt of (1) a HUD-1 (closing statement) which shows actual closing figures, AND (2) the payment of applicable fees by the real estate broker to Heidi Johnson. To remain eligible for rebate, you must send us within 30 days of the closing date of the applicable real estate transaction a copy of your HUD-1 document (you will receive this at closing), your correct mailing address to: Coldwell Banker United Realtors, Attn: Heidi Johnson, 8765 Spring Cypress, L-186,Spring, TX  77379. HUD-1s sent in after this 30 day period will not be eligible for the rebate. It is at her option to pay it right after closing.

Team Members/Team Associate/Partner Per Transaction(s), Joint Ventures and the Like:
JoAnne Bantagui, Realtor, also known my team associate. Along with any other Realtors licensed from my office otherwise known as "Associates" herein these TOS/Legal statement by Heidi Johnson are responsible for their own insurance, liability, E&O insurance, legal issues, HUD issues, ethics and comments and any similar actions. They are independent contractors and they are soley responsible for their interactions, comments with the client(s) referred to by Heidi Johnson, her company and all websites connected to Heidi Johnson now and in the future.  Any dealing with "Associates" are under NAR (National Association of Realtor) bylaws ethics and the ethics of TAR (Texas Association of Realtors).  We service with the understanding of these laws, bylaws & ethics by these individual institutions. FEE FOR SERVICES:

Users of this site, who violate this terms of service agreement, may be charged, at the discretion of the site owner, a fee up to ten cents per property listing, including, but not limited to, all property listings made available for viewing as the result of a property search that is emailed to the user, or for those property listings that result from a property search conducted by the user, from the date of orignally registering for site access, thru to the date of terminating site access to the user. Failure to pay fees within 10 days of being billed, will result in the user also incurring the reimbursement of costs to the site owner, for collection of said debt, including, but not limited to any legal fees or court costs, past due charges, late fees, and accumulated monthly interest on the any unpaid balance owed.  Any fees billed user, not paid within the 10 day grace period, will be assessed a late fee of $38 and 2% per monthly interest charge on the unpaid balance.  Funds collected will first be used by site owner to defray legal fees and collection costs incurred to reach final settlement. Monies over and above the legal and collection fees, will be donated to a local charity of the site owner(s) choice.
