As a buyer why would I need a specialized representation?

Builders and new home service sales representatives (normally they are a NOT licensed REALTOR) do NOT represent you.
Builders are not obligated to get you the best price.
Listing agents on new homes work by LAW for the builder to get them the best price, not you.
BUYER REPRESENTATIVE agreement says I MUST get you the best deal possible and I WORK FOR YOU, not the builder.
She and her partners work to fill your needs in getting everthing you desire in a new home whether it be existing contruction or one being built from the ground up.

We can sit down together to determine which area and subdivision best suits your needs, then make a plan.
Heidi Johnson will show you that there is a difference between a custom homes, semi-custom home, and a new tract home. This is a huge difference in determing cost and the builder's flexibility.
There are benefits and risks of smaller builders, medium builders and large tract home builders. The niche market custom home builders - We will sit down and compare.
It's important to know about builder financing programs, along with other financial mortgage companies programs. We will sit and go over and compare, so you get the best terms and conditions. Builder vs. Conventional Lending
During the construction period, she and her partners will show you the step by step needs and what you financial obligations are at each step, if any.
During the construction phase, Heidi will help by knowing what inspections you need and when they should take place.
Timing is everything! If you have a home to sell, before the new home is built, we will need to sell that property as soon as possible.

HOW DOES THIS ALL WORK:
Heidi Johnson and/or her partners spend considerable time with you determining what you want, a existing home, custom, semi-custom, standing inventory, or one being built from the ground up.
We help you conceptualize - by rendered drawings, style of home, lot size, landscaping, lighting, architectural styles and design, custom features, upgrades, flooring etc.
Once you pick and we have a plan, She will select different builders that meet your criteria and match you up with the builder sales representatives who can convert YOUR visions to reality. - You will also get construction estimates.
We at Coldwell Banker United Realtors have, New Home Books, Online databases of subdivisions containing detailed information locations, property development and what is going on around them.
We will pull specific subdivision reports to become aware.
Heidi Johnson and her partners will try and get the most up-to-date information about the surround area and any financial complexities that may exist with a certain subdivision and/or property.
She will provide you a simple report on the builder - upon request.
HOW DOES THIS PROTECT ME, THE BUYER:
Heidi Johnson and/or her partners will discuss the restrictions of a particular subdivsion (HOA & CC&R's), these are important in Houston, TX - because we have NO ZONING laws outsides of these HOA restrictions. Inside each HOA they will affect how you live, your property and usage.
It's important to know what you are signing we will go over them, before making an offer, you have the right to take the papers to an attorney to look them over or we will go over them together.
We will discuss what a Builder's Deed vs a General Warranty deed and how they effect your warranties - also go over it with the Title company - so you feel comfortable.
Go over Builder warranties, if any, on existing contruction.
The title company will let you know if there are any special considerations on TITLE, including title insurance and protection on mechanics liens. - How to protect yourself.
Heidi will get the receipts that your deposits are places in escrow
She will maintain the paper trail of all correspondence and email/fax/mail them to you.
Help you arrange, if you desire, an outside independent home inspections (Heidi recommends) - not just the builders, during certain phases of construction
Place any additional warranties on the property before closing and title exchange.
Obtain any disclosures, make sure you get them in time to go over them to understand (or an attorney).
If there are issues and the punch lists is long - We will try and negotiate that with the builder.
